| BRT Realty Trust (the Trust) is a real estate investment trust (REIT). The Company's business is to originate and hold for investment senior and junior commercial mortgage loans secured by real property in the United States. The loans it originates generally have relatively high yields and are short term or bridge loans with an average duration ranging from six months to one year. The Trust generally lends at a floating rate of interest based on a spread over the prime rate and receives an origination fee for the loans it originates. The Trust participates as both an equity investor in, and a mortgage lender to, joint ventures which acquire income-producing real property and in the past it has purchased equity securities in other REITs. The Company is a member of a joint venture with CIT Capital USA, Inc., which originates and holds for investment senior commercial mortgage loans secured by real property in the United States. |
